The Residences by Hilton Club Review: What to Expect
Welcome to my The Residences by Hilton Club review. As a Hilton Grand Vacations owner, we recently stayed at this exclusive Midtown Manhattan property. It was a quiet, comfortable escape in the heart of the city.
This isn’t your typical New York hotel. It’s part of the “By Hilton Club” collection – designed for owners who want upscale amenities and more privacy.
In this post, I’ll walk you through what it’s like to stay here, what stands out, and who this property is best for.

Inside The Residences by Hilton Club
The Residences by Hilton Club sits on the top three floors of the Hilton Hotel in Midtown Manhattan. It offers a quiet, boutique-style experience right in the heart of the city.

There are just 47 rooms in total. This includes 30 spacious studios on the 44th floor and 17 one-bedroom penthouse suites on the 45th and 46th floors. The higher floors offer beautiful skyline views and a peaceful atmosphere above the city noise. A special elevator, located to the left of the check-in desk on the 44th floor, provides exclusive access to the 45th and 46th floors.
Rooms are available to owners of the By Hilton Club, Hilton Club New York, and Hilton Grand Vacations Club. However, depending on availability, some units may be released for limited public bookings.
This setup makes The Residences feel exclusive, even in such a busy city. It’s ideal if you want more privacy and comfort during your NYC stay.

Location & First Impressions
To reach The Residences by Hilton Club, you first enter the main Hilton Midtown hotel. It’s one of the largest hotels in New York City, and the lobby is almost always busy (except when I took this photo!).

But don’t worry. The Residences have a separate access point. Head to the right side of the lobby, where you’ll find a small bank of elevators. Only three go up to the 44th floor. That’s where you’ll check in.

Note: Check-in begins at 3:00 PM, and check-out is at 12:00 PM.
As soon as you step off the elevator, the atmosphere changes. The 44th floor is quiet and peaceful – a welcome contrast to the hustle below. Two team members staff the check-in desk and offer a calm, personalized welcome.
If your room isn’t ready yet, you can store your luggage at the main floor’s Luggage Storage. It’s complimentary for guests of The Residences, which is a thoughtful perk.
If you’re driving into the city, valet parking is available. Just be aware – it’s very expensive. We prefer to take the train into Penn Station and walk or ride the subway. It’s easy and much more affordable.
The Residences are also close to several subway lines. This makes it simple to get around Manhattan without a car.
Midtown is a perfect home base. You’re near Broadway theaters, Central Park, Rockefeller Center, Radio City Music Hall, St. Patrick’s Cathedral, and the Museum of Modern Art. Everything you need is within walking distance – or just a quick subway ride away.
The Residences by Hilton Club Review: Studio Room Experience
The Residences by Hilton Club offers only two room types: studios and one-bedroom suites. We stayed in a studio, and it felt much more spacious than a typical hotel room in New York City.


The layout was simple but well-designed. Our room had a comfortable king-size bed, a table with two chairs, and plenty of space to move around. We appreciated the thoughtful extras: a mini fridge, Keurig coffee maker, in-room safe, and two complimentary bottles of water.


For added comfort, the room included two soft robes and a full-size umbrella – perfect for unpredictable NYC weather. There were also plenty of power outlets, making it easy to charge all our devices.


One feature that stood out was the bathroom. It was a good size and included a Washlet bidet toilet with a heated seat. The control panel on the wall made it easy to adjust settings. It was an unexpected touch, and honestly, the warm seat was very welcome after walking around the city.


The bathroom includes a hair dryer and toiletries by Crabtree & Evelyn. They also provide a small mouthwash, shower cap, Q-Tip’s, and makeup remover toilettes.


The room was also surprisingly quiet. Even in Midtown, we didn’t hear sirens or street noise. Our window faced downtown, with a view of another high-rise building – not much of a cityscape, but peaceful, nonetheless.
If you’re looking for a relaxing stay in a busy city, the studio at The Residences offers a calm, comfortable retreat. In our experience, it felt more like a small apartment than a hotel room – something we also appreciated during our time at Ocean 22 in Myrtle Beach and La Pacifica in Los Cabos.
The Residences by Hilton Club Review: Amenities and Owner Perks
Staying at The Residences by Hilton Club gives you access to several amenities, both inside the Midtown Hilton and exclusively on the 44th floor.
Because this property is located within the Hilton Midtown, guests can use the hotel’s fitness center. To be honest, I’ve never stepped inside it – I get plenty of steps walking the city streets! But it’s available if you want a traditional workout.
On the main floor of the hotel, you’ll find a few helpful spots:
- The Bridges Bar, perfect for a pre-theater drink
- Herb N’ Kitchen, a casual restaurant and market for breakfast, snacks, and light meals
- A gift shop
- A women’s clothing boutique with very fashionable dresses
- A business center for printing or quick computer access
Now, for one of the biggest perks: the Owners Lounge on the 44th floor. This space is exclusive to deeded owners at The Residences. It’s quiet, relaxed, and has a beautiful view of Central Park.


The lounge offers a continental breakfast from 7:00 AM to 10:30 AM. You’ll find make-your-own waffles, pastries, fruit, and more. In the evening, there’s a complimentary happy hour from 5:00 PM to 7:00 PM with beer, wine, and a nice mix of hot and cold appetizers. The lounge is open to 11:30pm for some cookies, coffee, soda and water.



The check-in team is also incredibly helpful. They’re happy to recommend restaurants, make reservations, or assist with anything you need during your stay.
Another bonus? Upon check-in, you’ll receive a Hilton Grand Vacations Rewards Card, along with a list of nearby restaurants and shops that offer a 15% discount for cardholders. It’s a small touch that adds extra value to your stay.
The Residences by Hilton Club Review: Highlights and Trade-Offs
Every hotel has its strong points and its quirks. Here’s a quick breakdown of what stood out – and what to consider before you book.
What We Loved at The Residences by Hilton Club
- Spacious rooms – Studios and one-bedroom suites feel large, especially for New York City.
- Peaceful environment – Once you’re upstairs, it’s calm and quiet, a true escape from the city noise.
- Attentive service – Staff at the 44th-floor check-in and lounge are friendly and helpful.
- Excellent location – Right on 53rd and 6th Avenue, you’re close to Central Park, Rockefeller Center, Broadway, and multiple subway lines.
- Owners Lounge – If you’re eligible, the private lounge with breakfast and evening happy hour is a standout amenity.
What to Consider at The Residences by Hilton Club
- Busy main lobby – The Hilton Midtown is massive, and the first floor can be hectic and loud, especially during peak travel times.
- Expensive parking – Valet is available, but pricing is high. Taking the train or subway is often a better choice.
- Slow elevators – Only three elevators go to the 44th floor. Wait times can be long, especially on weekends or when events are happening in the building.
- Lounge access is limited – Only deeded owners at The Residences can use the Owners Lounge. Other guests staying on points or via public booking do not have access.
- Limited views – Depending on your room location, you may face another building. Don’t expect sweeping city views from every unit.
- Room type limitations – Only studios and one-bedroom suites are available at The Residences. If you need two bedrooms, other properties like Hilton Club New York or The Quinn may be a better fit.
Despite a few downsides, The Residences by Hilton Club remains a peaceful and well-appointed home base in one of the busiest cities in the world.

New York City is one of our favorite places to visit – and staying at Hilton’s club properties makes every trip feel even more special.
